Context

Self-build and custom-build mortgages release money in stages as a home is built, rather than in one sum at purchase. Fewer lenders offer them than standard residential mortgages.

This snapshot counts only how many directory listings say they handle self-build. It does not measure demand, lender appetite or completed loans. Many brokers work remotely, so a region with few listings may still be served from elsewhere.

The figures are a floor, not a census. Brokers who handle self-build but have not ticked it on their listing are not counted.

Methodology

Snapshot taken on 22 Oct 2026 with a read-only query of the broker directory database. It counts public listings only: unclaimed and verified listings. Listings under review, hidden or awaiting enrichment are excluded.

A broker counts towards self-build brokers when its listing ticks that specialism. Counts are a floor, not a census: brokers who do this work without ticking it are not counted. Regions come from the region recorded on each listing.

This is directory data, not advice. It describes listings, not the quality or suitability of any broker.
