How we make money

Mortgage118 is free for borrowers. You can search, compare, and contact brokers without paying us. This page explains how the directory is funded so you can judge listing prominence fairly.

Free directory access

Standard broker profiles can be listed and updated without a consumer fee. We do not charge borrowers to view listings, use calculators, or submit a get-matched enquiry.

Broker commercial options

• Organic listings — included in search and location results according to relevance, filters, and data quality, not payment.
• Sponsored or enhanced placement — some firms pay for clearer labelling as “Sponsored” or “Ad” at the listing level. Sponsored results are not mixed into organic ranking without disclosure.
• Referral or introduction fees — where a broker agreement exists, we may receive a fee when you choose to proceed with an introduced firm. This does not change your broker's duty to treat you fairly under FCA rules.

Outbound links

Links to broker websites from listings with a commercial relationship may use rel="nofollow sponsored" so search engines understand the relationship. Editorial guides link to brokers for discovery, not as a recommendation to use a specific firm.

What we do not do

• We do not sell personal data to third-party marketers.
• We do not guarantee rankings in exchange for payment without a Sponsored label.
• We do not provide regulated mortgage advice or product recommendations.
