Mortgage118 is a UK mortgage broker directory and comparison service. We publish informational and comparative content to help borrowers find FCA-authorised brokers. We do not provide mortgage advice, arrange mortgages, or hold FCA authorisation.

What we publish

Broker directory listings sourced from public business data and broker submissions.
Location and specialisation guides that explain categories and how to use the directory.
Calculators with stated assumptions and last-updated dates.
Blog articles on the UK mortgage market written for general information.

We do not quote live mortgage rates, APRCs, or monthly payments in editorial copy. For product-specific figures, speak to an FCA-authorised broker.

Broker listing vetting

To appear in the searchable directory, a firm should:

Hold an FCA firm reference number (FRN) where mortgage broking requires authorisation, or be clearly labelled when activities are outside FCA scope.
Provide accurate business identity, contact, and address details.
Disclose commercial relationships (for example sponsored placement) where applicable.

We cross-check FRNs against the FCA Financial Services Register and aim to remove or suppress listings when authorisation lapses or data is materially wrong.

Marketing claims (CAP)

Public statistics (for example broker counts) must match substantiated evidence held by the editorial team and include an "as of" date where figures appear on the homepage or in marketing copy.

Research and fact-checking

Pillar guides are written by named editorial contributors. Where a topic is regulated or complex, we aim to have material reviewed by an external FCA-authorised professional before publication. Statistics in guides should cite primary sources (FCA, Bank of England, ONS, UK Finance, HMRC) with context and date.

Blog articles — length and indexing

News and guide posts on /blog should meet these directory thresholds:

Below 800 words: not indexed (noindex) and excluded from the XML sitemap until expanded.
800–1,499 words: may be indexed if accurate and useful; we prefer expansion toward 1,500+ words for YMYL topics.
1,500+ words: target for new substantive market or borrower guides.

FAQ structured data is only emitted when at least three genuine question-and-answer pairs appear on the page. Automated drafts from our news pipeline follow the same rule.

Corrections and updates

If you spot an error in a broker listing or article, contact us via the complaints and corrections page. We log substantive corrections and update affected pages. Material guide changes show a visible last-reviewed date when applicable.

Commercial influence
