I had a very disappointing experience with Nik Dhimal Real Estate. Their TikTok ads and website promise “expert sourcing” and “hands-off support,” but as a first-time buyer, that wasn’t my reality. The site boasts “thorough assessments for your peace of mind” with “meticulous inspections ensuring property quality, safety, and compliance,” yet the property inspection overlooked serious issues, like an unsealed boiler flue gap that could pose a carbon monoxide risk (noted by HSE statistics on annual UK incidents), and they still issued a gas certificate. The loft was unboarded without a ladder, creating potential fall hazards during servicing, which seemed to contradict regulations like CDM 2015 and BS 6798. There was also exposed insulation and leaks from missing sealant, resulting in stains and a frustrating 5-month process chasing the developer, with my emails (CC’d to their team) going unanswered.
Their “Tenant Management” section claims to “seamlessly handle all tenant needs” from leasing to maintenance for a “hassle-free experience” while “prioritizing tenant satisfaction and property upkeep,” but verbal assurances to begin tenant advertising once the completion date was set were not followed through. Their rent evaluation was overstated at £1,350 pcm, compared to the local Clifton market range of £1,000-£1,200, leading to a 2-month vacancy and significant lost income plus holding costs. The referred solicitor, promoted as in-house in their videos, led to multiple issues: a mid-process lawyer change, £900 in overcharges due to admitted errors, completion delays requiring hotel stays and extra travel, overlooked fees, incomplete documentation, no Land Registry registration, and lack of developer contact details.
The post-purchase support was nonexistent, with no responses to my complaints following their procedure. Even the Property Ombudsman (TPO), where they’re registered, has poor reviews on Trustpilot for perceived bias. They removed a TikTok video after my comment, which felt evasive.
Overall, these issues caused major stress, financial strain, and safety concerns, directly contradicting their website’s claims of being your property’s “perfect partner.” I wouldn’t recommend them based on my experience.
