How a non-resident mortgage calculator works
A non-resident mortgage calculator estimates the loan, the monthly payment and how that payment looks in the currency the borrower earns in. It uses the property price, deposit, interest rate, term and repayment type, together with an exchange rate and a buffer that allows for the rate moving against the borrower over time.
The figures are estimates based on the inputs entered. Lenders use their own stressed rates, currency adjustments and income rules, so a calculator result is a starting point rather than an offer.
Testing payments against exchange rates
Testing payments against exchange rates means checking the monthly payment against income converted at a less favourable rate than today's, because pay in another currency can buy fewer pounds if the rate moves. Lenders do something similar by reducing foreign income. Entering a buffer shows how much headroom would remain if the currency weakened.
The same applies to a deposit held in another currency, which can change in value before it is moved into sterling.
Rent cover for overseas landlords
For a rental purchase, the calculator compares the expected rent with the monthly interest, which is how lenders set the largest loan on a buy-to-let. Lenders use a stressed rate and a set margin that vary by lender and borrower, so the same property can support a different loan with each lender.
How lenders test rent for buyers living abroad is covered on the non-resident buy-to-let mortgages page, which explains rent tests and company purchases.
Frequently asked questions
How much can I borrow as a non-resident?
It depends on income, currency, deposit, the lender's criteria and, for buy-to-let, the expected rent.
Do lenders reduce foreign currency income?
Many do, to allow for exchange rate changes, and some do not accept certain currencies.
Is the calculator result a mortgage offer?
No. It is an estimate based on the figures entered. Lenders apply their own criteria and rates.
Can I use it for a buy-to-let purchase?
Yes. The finished calculator will include rent cover for rental purchases.
Does the calculator include stamp duty?
No. Stamp duty, including the non-resident surcharge, needs working out separately.
Can I enter my own exchange rate?
Yes. The finished calculator will use an exchange rate and buffer entered by the user.
