How the large mortgage calculator works
The large mortgage calculator will combine your income, deposit, existing commitments and the loan you need to give a rough guide to how a large or high net worth mortgage might fit. It uses only the figures you enter, including the interest rate, so the results are an estimate rather than a lender's decision.
It is designed for loans above standard product limits, where lenders look at the whole financial picture. Inputs will include salary and bonus, other income, the property value, the deposit and whether the loan is repayment, interest-only or a mix of the two.
What the calculator cannot tell you
The result is an estimate, not an offer or a decision in principle. Large loan lenders underwrite each case by hand, looking at assets, the repayment strategy, the property and the wider relationship, and their criteria differ widely. A result that looks achievable does not guarantee a lender will agree.
How lenders approach large and million-pound loans is explained in the guide to large and million-pound mortgages.
Using the result
The result helps you see how the deposit, loan size and repayment type interact before speaking to a broker or lender. You can change the inputs to compare repayment with interest-only, or see how a bigger deposit changes the loan-to-value. A full application is assessed against each lender's own criteria.
Using the calculator does not affect your credit file.
Frequently asked questions
Is the large mortgage calculator a decision in principle?
No. It gives an estimate from your own figures. Only a lender can make a decision.
Does the calculator use current mortgage rates?
No. You enter the rate yourself, so the result reflects the figures you choose.
Can I compare interest-only and repayment?
Yes. The calculator is designed to show both, and a part-and-part mix.
Does using the calculator affect my credit file?
No. It does not search any credit file.
Why do lenders lend different amounts on large loans?
Large loans are underwritten by hand, and each lender treats income, assets and repayment plans differently.
Can I include bonus or investment income?
Yes. You can enter other income, but lenders decide how much of it they will count.
