11 Jan 2020Fantastic company, and opportunity for me. I was sceptical at first but spoke to the broker who we have to go through and he explained the issues with it (which is that at the moment only one morgage lender will lend to you so there is no competition which means they can offer you a rubbish interest rate; but they don't because they want to have you business and keep their good reputation). I then got to the point where we had put in an offer which had been accepted but I suddenly found I had more detailed questions, so I booked a call from Proportunity who rung exactly on the minute of the booked slot. The person was very friendly and relaxed and was able to answer every question I had in regards to selling the property or paying of the loan and if there were any early payment penalties and if Proportunity could stop me from selling the property at any point (which is no). When paying the loan back the loan value is based on the price the property is sold or if you are paying off the loan without selling the property then an independant estate agent (not a surveyor) comes in to price the property so you know how much the loan is worth. You can dispute the price and ask for a second independant valuation if you feel the property is not worth the initial valuation. Be aware that funds are limited so there maybe a point where you will need to wait a couple of months for them to gain extra funding, so contact proportunity before putting in an offer (unless the seller is prepared to wait for proportunity to send you the loan).
