Neil Roberts conducted the valuation. He was evasive, rude and his report was so ridiculous and dramatically concerning that I’m not surprised my buyer pulled out. If I hadn’t lived in the property for 11 years knowing it to be safe and sound I’d be terrified. My home was reported to have unsafe electrics (despite a full rewire in the last decade and a recent electrical safety test), have unsafe gas (despite new boiler and recent service and gas safety certificate), be found to have an unsafe staircase (it breaches no regulations) and my home being damp (never experienced any problems in 12 years) and structurally unsound. I’m beyond confused and have since paid for another surveyor to survey the home I’m selling for my own safety and peace of mind. They found nothing to be unsafe or non-compliant, suggesting only that I install a handrail on my stairs. In the meantime I lost a buyer and the house I’m moving to. Most heartbreakingly I’ve lost precious months with my elderly mother (who I’m moving to be near due to her ill health) time that I will never get back due to a rude, incompetent and unprofessional surveyor. I feel so sorry for any buyer using this company. Avoid at all costs.

What a TERRIBLE valuation company!! AVOID at all cost. £70 to have someone come out and take pictures of my house not even ask about boiler, electrics, any works completed NOTHING. the has has been fully re-done and they only provided a valuation £20k more than what it was before I redone a kitchen, bathroom, all ceiling (taken down and new ones put on), floors (engineered wood, tiles), all radiators, all doors EVERYTHING. Other companies asked about everything and provided a valuation that was 50k-60k more. DO NOT USE THIS COMPANY.

I had a very disappointing experience with this valuation firm. The first valuation report they issued on my Right to Buy property contained multiple factual errors, including stating the building was pre-1990 when it was actually built in 2019, and claiming there was combustible cladding, even though the council’s certified Fire Risk Assessment clearly shows the building is made of traditional masonry with metal balconies (non-combustible). When I raised a post-valuation query, instead of correcting the mistakes, the valuer then gave a completely different reason for declining the property, nothing to do with fire safety this time, stating it was now outside policy because of the percentage of public sector housing on the estate. These inconsistent explanations, combined with serious inaccuracies in the original report, have directly caused my mortgage application to fail. Despite providing official documentation from the council’s Building Safety Team confirming no EWS1 is required and that the building is medium-rise and fully compliant, the valuer stood by their contradictory decisions. This process has wasted time, created unnecessary stress, and left me unable to secure a mortgage for my Right to Buy purchase. Based on my experience, I cannot recommend this valuation company for accuracy, consistency, or professionalism.

I’ve had an absolutely dreadful experience with this valuation company and strongly advise anyone to avoid them. The first surveyor, Jasmit, carried out the inspection and it was immediately clear they lacked the professionalism and competence expected from a qualified surveyor. The report was filled with irrelevant and inaccurate comments, and they unnecessarily creating confusion and frustration for everyone involved. Despite agreeing on a clear action plan (which I completed in full), the company sent a second surveyor, Sindhu, for the reinspection. This visit was even worse. He lied to the lender, claiming there was no access to the first floor — when in reality, he simply refused to go upstairs out of pure laziness. He didn’t inform me of his arrival time, and the overall conduct was completely unacceptable. I even paid extra for this reinspection, but it was a total waste of money and time. The outcome was just as poor as before, and the whole process has been nothing short of a nightmare. In summary: This company is unprofessional, unreliable, and dishonest. Their incompetence caused unnecessary stress, delays, and financial loss. I strongly recommend staying away from them if you value your time, money, and peace of mind.

Had to use these as part of the nationwide valuation process. Was concerned reading reviews about undervaluation before having the surveyor come round. My concerns came true my property was under valued by £30,000 my sister has an exact identical property on the same road and was valued at the correct price the previous month for her remortgage. If I was to be in the same position again I would not take my application further if this company are carrying out the valuation.
