How a limited company buy-to-let calculator works
A limited company buy-to-let calculator estimates the largest loan the rent could support, using the expected monthly rent, a stressed interest rate and the rent cover ratio a lender applies. It also shows the monthly interest at the pay rate and the loan-to-value, so the result can be checked against the deposit available.
The figures are estimates based on the inputs entered. Lenders use their own stressed rates, cover ratios and criteria, so a calculator result is a starting point rather than an offer.
Rent cover for company borrowers
Rent cover is the rent divided by the monthly interest at the stressed rate. Lenders set a minimum ratio, and for companies it is often lower than for higher rate taxpayers borrowing personally, which can support a larger loan. Entering different ratios and rates shows how much the result moves between lenders and products.
Five-year fixed rates are sometimes tested at the pay rate rather than a stressed rate, which can raise the maximum loan.
Comparing personal and company ownership
The calculator covers the mortgage side of the decision only. Whether a company suits a landlord depends on tax, running costs and plans, which are compared in the guide to limited company or personal buy-to-let, covering tax on rent, transfers and admin.
Stamp duty, legal fees and accountancy costs need working out separately.
Limited company directors buying a home in their own name are assessed differently. A limited company director mortgage calculator uses personal income, which lenders usually take as salary plus dividends, and some take as salary plus the director's share of company profit. This calculator does not cover that case, because it works from rent rather than personal income.
Frequently asked questions
How much can a limited company borrow for buy-to-let?
It depends on the rent, the lender's stressed rate and cover ratio, and the deposit.
What rent cover do lenders use for companies?
It varies by lender. Company ratios are often lower than for higher rate taxpayers borrowing personally.
Is the calculator result a mortgage offer?
No. It is an estimate based on the figures entered. Lenders apply their own criteria.
Can I enter my own interest rate?
Yes. The finished calculator will use the pay and stressed rates entered by the user.
Does it include stamp duty?
No. Stamp duty at the higher rates needs working out separately.
Does it work as a limited company director mortgage calculator?
No. A director buying a home is assessed on personal income, usually salary plus dividends or a share of profit.
Does it show tax savings?
No. It covers the mortgage only. Tax comparisons need an accountant.
