How a mortgage credit score calculator works
A mortgage credit score calculator combines a simple credit profile with the deposit and income to give a rough guide to which types of lender may consider an application. It does not search a credit file, and it does not use the agency score as a pass mark, because UK lenders apply their own scoring.
The profile asks about recent missed payments, defaults, county court judgments and how long the credit history is. The deposit sets the loan-to-value, and income gives a guide to borrowing.
What the calculator cannot tell you
The result is an estimate, not a decision in principle. Lenders assess affordability in detail, check the credit file and value the property, and their criteria change over time. A result that suggests mainstream lenders does not guarantee approval, and a result that suggests specialist lenders does not rule mainstream ones out.
How lenders read credit files is explained in the guide to what credit score is needed for a mortgage.
Using the result
The result helps an applicant understand where their profile may sit before speaking to a broker or lender. It can show how a larger deposit or more time since a past problem might change the picture. A full application is assessed by the lender against its own criteria.
Using the calculator does not affect a credit file.
Frequently asked questions
Does the credit score calculator affect my credit file?
No. It does not search any credit file.
Does it use my Experian or Equifax score?
No. Lenders use their own scoring, so the calculator uses a simple profile instead.
Is the result a mortgage in principle?
No. It is an estimate only.
Does it show interest rates?
No. Rates depend on the lender, product and loan-to-value at the time.
Can it include adverse credit?
Yes. The profile includes missed payments, defaults and judgments.
When will the calculator be available?
It is being built and will replace the placeholder on this page.
