How the income is worked out
Gross rent is the number of homes multiplied by the monthly rent and by twelve. Operating costs are taken off as a percentage of that rent. What remains is the net operating income. The percentage is the gross-to-net deduction, and it should include management, maintenance, insurance, shared-area costs and an allowance for empty homes.
Every figure is one you enter. The result is a planning estimate, not a valuation or a loan offer. How these yields are used is explained in build to rent investment and yields.
How the loan is sized
The loan is the lower of two caps you set: a share of the stabilised value, and a share of the total cost. The value used for the first cap is the net operating income divided by the yield you enter.
The monthly payment uses the rate, term and repayment type you enter. Income cover is the net income divided by the annual interest on the loan. Lenders set their own caps, so their loan can differ from this estimate.
Frequently asked questions
What yield should I enter?
The yield an investor or valuer would apply to this scheme. A lower yield produces a higher value for the same net income.
What goes into operating costs?
Management, maintenance, insurance, utilities in shared areas, letting costs and an allowance for empty homes. Enter them as one percentage of the rent.
Does the loan include finance during the build?
No. The facility is sized from the finished value and the cost. Interest during the build needs adding separately.
Is the result a loan offer?
No. It is an estimate of the loan and its monthly cost from the figures you enter. A lender uses its own valuation and caps.
