How an adverse credit mortgage calculator works
An adverse credit mortgage calculator works out the monthly repayment on a loan from the amount borrowed, the term and an interest rate entered by the user. It does not search a credit file. Because adverse credit pricing varies with the type and age of credit problems, testing a few rates shows the likely range.
Running the same loan at a higher rate shows how much a recent credit problem might add to the monthly cost, compared with a mainstream deal.
Choosing a rate to test
The rate entered should come from a dated quote or a lender's current product range for a similar credit file and deposit. Adverse credit products are often priced in tiers, so a quote for one tier may not apply to another. Testing a range of rates, and a shorter or longer term, shows how sensitive the payment is.
The calculator also works for buy-to-let, second charge and expat cases with adverse credit, although lenders assess those loans differently.
Using the results
The result is an estimate based on the figures entered. A lender's offer depends on its own checks of the credit file, income, outgoings and property, and on its affordability test, which can lend less than the calculator suggests. Fees are not included unless they are added to the loan amount.
Comparing brokers who arrange adverse credit mortgages is a common next step.
