Which stamp duty calculator should I use?

Choose by buyer profile. If you're replacing your main residence, use the residential calculator. If you're a first-time buyer, the same calculator applies relief automatically when you select your buyer type. If you already own a property and you're buying another (whether to let out or as a second home), use the buy-to-let or second-home calculator — the +5% surcharge applies on every band. Non-UK residents pay another 2% on top.
