We're a very experienced asset manager with decades of experience and found the service at Fleet deplorable. Their underwriting process was overly complicated, costly and time consuming and ultimately failed to lend where other lenders succeeded. These are experiences not just of myself but multiple colleagues who have worked with Fleet and others advised me against going down the road with them - generally best to avoid Landbay, Aldermore, Lendinvest, Foundation all better options.

I am extremely disappointed with my experience dealing with Fleet Mortgages. Their surveyor claimed there was damp in the property but provided no photographic evidence, just a note in the report. Fleet then insisted that any work must be carried out by a PCA (Property Care Association) registered company. I brought in a damp specialist who identified that the issue was simply due to ventilation and only required a small amount of work in the basement. The work was completed, and the report was sent to Fleet. Despite this, Fleet dismissed it because the company wasn’t PCA registered and told me I would need another company—who quoted £7,000 for completely unnecessary work. I then hired a PCA-registered company for a second opinion, and they confirmed there was no damp at all. Fleet still wasn’t satisfied and demanded a full damp survey on the entire house. The final survey showed exactly the same thing—no damp, just normal moisture readings on external walls, which is expected in a property built in 1920. Fleet have been nothing but a pain to deal with from start to finish. Their surveyors appear to push customers into using PCA-registered companies purely to cover themselves, regardless of whether issues are real or not. I would never recommend Fleet Mortgages, and their behaviour reflects exactly why they have a 2.1 Trustpilot rating

I rang to enquire about the Solicitors panel. Becky answered the phone in 2 rings, listened to my query and gave a solution so I could move it forward. As someone who deals with all major lenders, just being able to get them on the phone quickly is outstanding.

Unfortunately I have to echo most of the comments here. I've been completely messed around by fleet. They had a query on my application which was confirmed prior to taking my fee payment, then before my survey my application was declined because of the same situation they knew before the fee was paid. Despite them doing this there was even talk of them not returning my fee (good luck) They also removed the first product with 2 hours notice and tried to do the same with the second product (increasing the interest each time of course) They have someone come on here and say make a complaint in writing to them but obviously are not changing their practises. I've wasted months with fleet, lost out on better deals with their competition whist waiting for them and ultimately now looking at products 1% higher than when I started due to them. I will not consider them again and I've been doing this for 12+ years on many properties.

A warning to all. Like many others on here I have sadly also fallen victim to this awful company. A zero star review wouldn't quite do it justice. If you want a fast, hassle free , customer focused and friendly service I would strongly suggest you look elsewhere. Fleets response times are drawn out and excruciatingly slow, their processes onerous and like many others on here I share the opinion that this is by design and is nothing more than a deliberate attempt to have customers abandon the mortgage process. Their requests for information are completely unreasonable that is if you can actually get their underwriters to articulate what it is they actually want to see. Despite repeated submissions of information and repeated attempts to speak to the underwriting team about what they want to see we are still no further forward this is after over 4 months of back and forth with Fleet. Again like others I have also experienced the changing of the goal posts mid application with Fleet as with other reviews Fleet introduced new terms mid application. They are disingenuous, lack transparency and are extremely untrustworthy. With interest rates the way they are they are hardly doing anybody any favors. The extra .2 or .3% to look elsewhere is a price worth paying to never have to deal with Fleet. I simply cannot stress this enough. Fleet are not worth your time or effort.
